Townhouse Living.... Is it for you?
Townhouses often can make an excellent "middle ground" between a detached single Family home and a full fledged condominium because, to some degree, they offer attributes of both.
We can formerly describe a townhouse as a home that is attached to one or more other houses, but which sits directly on a parcel of land that you also own. When you do not actually own the land the property is located on its called a (condominium). Individual homes usually share exterior sidewalls. Each row home in most cases has an entrance way of it own for your privacy. In many cases parking is in a shared lot or on the street. In some cases you may have an individual garage. When identifying townhouses, they range from duplexes and triplexes all the way through huge townhouse communities consisting of hundreds of similar homes.
Townhouse communities are structured in about as many different methods as one can imagine. Some times a simple agreement such as duplexes and triplexes
is in place. In this case each parcel of land and the home that sits on it is separately owned. Some of the larger townhouse communities have additional shared ownership in the common areas of the complex as well as any amenities such as swimming pools, park areas, etc
Most townhouse purchases involves an Homeowners' Association. You must get as much information as you can, since the association can seriously impact your way of life when the association is improperly managed.
