New Construction Living.... Is it for you?
The purchase of a brand new home is a major decision and should not be
taken lightly as it may be the largest investment you will ever make. There is a lot to think about
here and lots of details from start to finish. You want to make an informed
decision and buy with confidence, enjoying the experience with the knowledge that you have made the best
possible decision. As you and your family should be able to enjoy the new home
for many years. Buying a new home should not be done in a hurry and takes place over time and in several stages.
Initially you want to get your priorities in order and be very clear with this.
What particular location will be best for you and your family. How far will it
be to your work... what about the spouse. The amount you spend for the home is
extremely important and you should explore everything that is available. Once you have
chosen the area and community, its best to check out the builders in that area
and the quality of work they produce. Next we want to single out the one
single home of our choice and begin to work out the details and sign a contract
with the builder of your choice. Now is time to step back and let the builder do the work, there is still much to do before you move in to your new home.
Don't waste precious time by beginning your house hunting efforts without some
detailed advance preparation. Let every member of the household have a say in
what they would like to see in the new home. Of course you will make the final
decision, but do consider everyone's request seriously. With all members of the
family you should make lists of what's important and divide them into must-haves and would-be-nice-to-haves. Also think about what you absolutely don't want to live with.
Here are some of the things you should consider: When you are making
lists, you should also make a list of items that you cannot live with. I
will list a few items here so that you get the idea.
1. What is the maximum commuting distance that you can live with?
2. What about public transportation, schools and child care, places of worship,
shopping centers.
3. Decide what style of house you must have and which style you definitely do
not want.
4. Add in "my dream items" and try to build in as many as your budget will
allow.
5. How will you finance the home... what is the maximum down payment that you
can handle.
When you have compiled a complete list of questions you should present them to
your real estate agent. Many of the questions will have to be answered by the
builder. Be sure to meet early on with the builder to discuss any special needs
and to get a feel for how attentive to detail he is.. For the new home to be
successful, the key is to take your time and don't allow anyone to rush you.
Keep in mind that the builder's model home is usually one of several different
designs offered by this particular builder. Use this as a starting point
and make whatever changes are necessary to meet the needs of you and your
family...
